Once you have your valuation you can work out how much equity you have to put towards your next purchase (valuation – any outstanding mortgage).

Think about the areas that you might be interested in.

Research amenities in the area and visit different locations. Do some research on crime reports and ofsted reports within each area that you are considering. Make sure to visit at different times of the day to assess traffic and congestion.

Ensure you understand material and labour costs well because you will need to factor this within your budget. 

It’s important to bear in mind renovation work may need to be paid for in cash (part of your deposit).
